1. What is the General Plan Update?
See the topics under General Plan Update Overview.
2. Why should I be involved in the Update?
This the first opportunity since the 1990s to provide your views about problems, solutions and a vision for the future of Biggs. Your input will help decision-makers make choices that will affect the quality of life and economic vitality of the City in the future. See Purpose of the General Plan Update.
3. How can I participate?
See, You Can Participate.
4. When will meetings be conducted in my area?
See, Public Meetings and Hearings. At least three series of meetings will be held throughout the City. Additional meetings will also be held with local interest groups. All meetings are open to people from any area of the City.
5. Will I receive notices of all meetings?
Notice of each series of meetings and hearings will be mailed or e-mailed to persons or organizations that have requested them. They will also be provided in local newspapers and on this website. See Public Meetings and Hearings.
6. Will my zoning be changed?
This process will not change zoning directly, but zoning may be changed at a later date for consistency with the General Plan Update. The General Plan is a long-term policy document for the generalized types, densities, intensities, and location of future development. Zoning provides site-specific standards for development, including a list of uses that are allowed in each zone, lot size, density, set backs, and other standards. All development must comply with both zoning and the General Plan.
7. Will my General Plan land use classification be changed?
The existing adopted Land Use Maps will be evaluated to determine changes appropriate to carry out the comprehensive policies and principles to be incorporated into the updated Plan. Changes will focus on comprehensive community planning, rather than serving as a vehicle for individual development projects.
8. Who Will Conduct the Update Process?
The Biggs Planning Department will oversee the General Plan Update Process. Technical staff of the City, agencies and other organizations will provide information, review draft documents, and provide expertise at community meetings. A consultant team headed by PMC has been hired by the City to assist with preparation of the General Plan Update and environmental impact report
